EXPLANATIONS AND AMENDMENT 

TO THE CONTENT OF THE INVITATION TO TAKE PART IN THE COMPETITION TO SELECT A PARTNER 

 

Regarding: the competition to select a partner for the construction of a multi-functional hall with a hotel as part of the expansion of the AMBEREXPO facility. 

 

In connection with the questions received, the Investor – Międzynarodowe Targi Gdańskie S.A. – provides the following explanations and makes an amendment to the "Invitation to Take Part in the Competition to Select a Partner for the Construction of a Multi-Functional Hall with a Hotel as Part of the Expansion of the AMBEREXPO Facility"

In drawing K.ABC-01, Foundation Plan, piles are shown without their specification being given.  We inform you that we have provided all materials available at this stage of the tender procedure. 3  Please advise whether room furniture is included in the scope of the offer. If so, please provide the specification of the required furnishings.  We inform you that we have provided all materials available at this stage of the tender procedure. 4  Please make available the ground investigation documentation together with the geotechnical opinion.  We inform you that we have provided all materials available at this stage of the tender procedure. We have planned for questions to be asked at the next stage of the competition.  
5  In the road drawing MTG_12_PZT_PW_rys-D01-Model the legend includes 2 types of surface finish:  We inform you that we have provided all materials available at this stage of the tender procedure. We have planned for questions to be asked at the next stage of the competition.  
a) granite slab surface 
b) 9/11 granite sett surface 
whereas in drawing MTG_12_PZT_PW_rys-D04-Model – road structural cross-sections – 4 types of surface finish are described: 
a) concrete block paving 
b) stone slabs 
c) granite setts 
d) concrete block paving 
Please advise how road surfaces should be priced. If broken down as per drawing MTG_12_PZT_PW_rys-D01-Model, please complete drawing MTG_12_PZT_PW_rys-D01-Model with concrete block paving, stone slab, and concrete block paving surfaces. 
6  Please make the landscaping design available.  We inform you that we have provided all materials available at this stage of the tender procedure. We have planned for questions to be asked at the next stage of the competition.  
7  Please provide the dimensions and specification of the stone edging.   We inform you that we have provided all materials available at this stage of the tender procedure. We have planned for questions to be asked at the next stage of the competition.  
8  Please provide the dimensions and specification of the concrete edging.  We inform you that we have provided all materials available at this stage of the tender procedure. We have planned for questions to be asked at the next stage of the competition.  
9  Please advise whether skirting should be priced for each floor finish using the same material as the flooring. If so, please advise what height the skirting should be priced at.  We inform you that we have provided all materials available at this stage of the tender procedure. 10  Please advise whether furniture for the make-up rooms and dressing rooms is included in the scope of the offer. If so, please send the layout and specification of the furniture.  We inform you that we have provided all materials available at this stage of the tender procedure. 11  Please advise whether any wall and ceiling finish should be priced above the suspended ceilings, or whether they should be left unfinished.  We inform you that we have provided all materials available at this stage of the tender procedure. 12  Please advise whether liquid membrane should be assumed on walls in wet rooms beneath tile cladding, as this information is missing from the documentation provided.  We inform you that we have provided all materials available at this stage of the tender procedure. 13  What hotel lease terms does the Investor plan?  The Investor assumes a minimum lease period of 15 years. The rent amount is proposed by the Partner. 
14  What terms for settling payment for the construction of the building (hall + hotel) does the Investor envisage?  Monthly settlement based on partial and final work acceptance protocols approved by the Investor's Supervision and the Investor. 
15  Does the choice of hotel operator brand matter to the Investor? Who is responsible for the brand, and should it be specified at the tender stage?  The Investor's requirement is general – a reputable brand. The Partner is responsible for choosing the brand. 
16  If the choice of a specific hotel operator brand entails design changes, such as material standards or changes to certain functions, etc., which would increase costs, at what stage of the tender should this be indicated?  The Investor covers costs according to the final offer submitted, in which the Partner priced the work based on the Executive Design provided by the Investor. Any changes, including design changes, are covered by the Partner. 
17  In what "format" is the hotel kitchen meant to operate – should the kitchen provide full meal preparation, or only meal service?  The Investor does not impose a kitchen operating format. The executive design provides for the installation of breakfast kitchen technology. Costs of design and execution changes are covered by the Contractor. 
     

 

Furthermore, the Investor announces a change to the content of the competition documentation the "Invitation to Take Part in the Competition to Select a Partner for the Construction of a Multi-Functional Hall with a Hotel as Part of the Expansion of the AMBEREXPO Facility", by adding the following provisions: 

 

In Chapter III, letter C, point 1, after the words " operationally managed a hotel facility with at least 150 hotel rooms for a continuous period of no less than 3 years” the following provision is added: 

"or a Competition Participant who demonstrates that, within the last 15 years before the deadline for submitting applications to take part in the Competition (or, if the period of business activity is shorter, within that period), they operationally managed hotel facilities with a total number of hotel rooms of no less than 600 rooms for a continuous period of no less than 3 years."
